True to its name, Ballston Gateway serves as a vibrant entry point into the bustling metropolitan area, welcoming residents and visitors alike. After nearly three decades since its initial inception, the property’s stakeholders aimed to elevate its standing within the neighborhood, which boasts a constant influx of foot traffic and over 20,000 vehicles passing along Wilson Boulevard daily. To achieve this, a revitalization of the existing lobby space was essential, along with the addition of new tenant amenities, including a bookable conference room and an open lounge area. To accommodate these needs, an on-site café was repurposed to create the necessary space. It was crucial to retain the structural integrity of the existing two-story lobby construction to maintain cost-effectiveness. Part of an existing lobby dividing wall was selectively removed to create the entrance to the new amenity area.
The resulting space offers a delightful experience to both tenants and passersby, offering a diverse range of experiences throughout the day and across seasons. Natural light continues to interact with materials and shapes in captivating ways, casting dramatic shadows and creating rhythmic patterns throughout the atrium.
